It is also helpful if you are planning a coastal custom home and need to better understand how lot conditions, flood zone, site prep, utilities, HOA/ARC, or budget may affect the project. 

Do I need to own land before scheduling a review?

No. In many cases, the best time to schedule a review is before you buy land. A pre-purchase conversation can help you identify questions about buildable area, setbacks, access, utilities, drainage, flood zone, site prep, and whether the lot appears to support the type of home you want to build.

Can you review plans I already have?

Yes. If you already have plans, Black Lab Builders can review them from a design-build and buildability standpoint. The goal is to understand whether the plans appear aligned with the lot, budget, coastal conditions, and construction path before they become the basis for pricing or permitting.

Is this the same as a full construction estimate?

No. This review is not a full construction estimate or final contract price. It is an early planning step that helps identify major design, lot, and budget questions before detailed pricing begins. A more complete estimate requires a defined plan, scope, site information, selections, and construction assumptions. 

What should I send before the review?

Helpful items include a property address, listing link, survey, site plan, flood information, HOA/ARC guidelines, existing plans, rough sketches, inspiration images, desired home size, budget range, and timeline. If you do not have all of those items, you can still start the conversation.

Am I required to pay a fee for this review?

No, this is a complimentary service provided by Black Lab Builders

What happens after the review?
